Evicting a bad tennant(Florida)

Stupid me decided to let a young couple move in my place without a deposit, now ONE month later they won't pay the rent and won't get out of my house. I'd love to burn it down with them in it but I don't guess that's an option.. My fault for being a nice guy. How do I get these parasites out of my house???

Daffy, not so hard just time consuming. I'm no lawyer just a lowly landlord like yourself. My understanding is that the Clerk of the Court in each county in Florida has a form specific to their jurisdiction. There will be about a $100.00 filing fee. Get down to the Clerks office in the morning they will help you. Be careful of the ambulance chasing attorneys that will want to help you. :nonod: This is a link I get alot of info from.

I'm in the process of trying to rent a home in Sarasota County. The economy is so bad that finding a tennant with good credit is tough. I've almost gotten soft a few times. Your story will snap me back in line for a while.

Good luck

No more Mr Nice guy

Thanks...Lots of good info there... I already disqualified someone for my other place because of these people..It feels so good to help out someone in need untill they screw you over...I guess I have learned my lesson to be more cold-blooded next time..

Unfortunately slime balls like this see kindness as an act of weakness. It only hurts the honest joe trying to make ends meet.

I believe the main breaker in your electrical distribution box needs to be replaced. They go bad after a while. Best way to do that is to pull out the old one and walk to the hardware store across town. Might take you three or four days to get there and back.....

Or isn't it time to have the place fumigated for bugs?

Daffy 07-13-2009 06:07 AM

Some good thoughts for sure...Since they haven't mowed the lawn I may have to send a lawn service there..Only if I can find guys that will do it at 6AM..

Maybe there on unemployment like me and waiting for a check? I've only been waiting 7 weeks and for the first time late on my rent.

Daffy, remember a wise man once said: "No good deed goes unpunished..." Seriously, I've been thru this many times, on commercial property. In that case we have to serve a 3 day notice. As previously mentioned the clerk's office can help you....good luck!:banghead:

They were supposed to contact me today...Hmm...That didn't happen..When I get these scumbags gone I'm done being nice about this stuff..Not my style but I have learned my lesson

Heh thats sad, they think they own the place without paying. Did they sign a contract with you upon paying by a certain time? If so they broke the contract...I would let them know they have so many days to get their crap out or you'll bring some people to help them.

Heres the florida landlord/tenant laws.
